Major builders — Mattamy, Fernbrook, CountryWide, Losani, and others — are delivering thousands of new homes every year.
For buyers, this is exciting. More inventory, more choice, more opportunity. But it also means more risk — because the pace of construction across Halton is creating the conditions for deficiencies that cost buyers thousands after closing.
Why the Building Boom Creates Risk
When builders are constructing 50, 100, or 200+ homes simultaneously in a single development, quality control becomes a challenge. Subcontractors are rotated between sites. Supervisors are spread thin. Trades are under pressure to hit deadlines — which means finishing fast often takes priority over finishing right.
This isn't a criticism of any specific builder. It's a structural reality of high-volume residential construction. And it's why independent inspection before possession is so important.
What I'm Seeing Across Halton
In new builds across Milton, Oakville, Burlington, and Halton Hills, the most common deficiencies I document include exterior grading and drainage issues (especially in clay-heavy Halton soils), HVAC deficiencies — disconnected ducts, missing dampers, unbalanced airflow, window and door problems — seals, locks, operation, plumbing connections — slow drains, leaks, missing shut-off valves, finish defects — drywall, trim, caulking, flooring, and electrical concerns — labeling, GFCI compliance, outlet wiring.

Halton-specific: The clay-dominant soil profile across much of Halton Region retains water longer than sandy or loam soils. This increases the importance of proper lot grading — and makes grading deficiencies more consequential. When I inspect new builds in Halton, I pay particular attention to drainage patterns and soil conditions around the foundation.
