Home Inspection Agreement

Please review the following terms, complete the client information, and sign below to confirm your inspection booking.

Client Information

1. Scope of Inspection

Before The Keys ("Inspector") will perform a visual, non-invasive inspection of the above-referenced property. The inspection will cover the readily accessible and visible components of the following areas, as applicable: structural components (foundation, framing), roofing, exterior (siding, grading, drainage), electrical systems, plumbing systems, HVAC systems, interior conditions, insulation and ventilation, windows and doors, and garage.

For New Build / PDI inspections, the scope includes a deficiency assessment of visible construction quality, finish work, and system installation. A written deficiency list will be provided for submission to the builder.

2. Limitations & Exclusions

The Client acknowledges and understands that:

  • The inspection is limited to visible and readily accessible areas at the time of inspection. Concealed, hidden, or inaccessible areas are excluded.
  • The inspection is not a guarantee or warranty on the condition of the property or its components.
  • The inspection does not include: code compliance verification, environmental testing (asbestos, radon, lead, mould), structural engineering analysis, pest or termite inspection, well or septic testing, or any invasive or destructive testing.
  • Any cost estimates or remaining life estimates provided are professional opinions based on observable conditions and are not guarantees. Actual costs may vary.
  • The inspection represents conditions at the date and time of the inspection only. Conditions may change after the inspection.
  • For PDI inspections: the deficiency list is the Inspector's professional opinion. The builder may dispute items. The Inspector is not responsible for the builder's response or resolution.

3. Limitation of Liability

IMPORTANT โ€” PLEASE READ CAREFULLY: By signing this agreement, the Client agrees to the following limitation of liability provisions.

  • The total liability of Before The Keys for any and all claims arising from or related to the inspection shall not exceed the fee paid for the inspection.
  • Before The Keys shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to: loss of property value, cost of repairs exceeding the inspection fee, loss of use, loss of profits, or any other economic loss.
  • The inspection report is prepared solely for the named Client. Before The Keys assumes no liability to any third party who may use or rely on the report, including subsequent purchasers, agents, or lenders.
  • Any claim must be reported in writing within 30 days of discovery of the alleged issue and no later than 12 months from the inspection date. Claims not reported within these timeframes are waived.
  • Before initiating any legal action, the parties agree to attempt mediation to resolve the dispute.

4. Payment & Cancellation

  • Payment is due at the time of inspection or as agreed in advance.
  • Cancellations with less than 24 hours' notice may be subject to a cancellation fee of up to 50% of the inspection fee.
  • Rescheduling with at least 24 hours' notice will be accommodated at no additional charge, subject to availability.
  • All appointments are confirmed personally before being finalized.

5. Client Acknowledgment & Signature
